Set against the backdrop of a mighty Victorian railway viaduct, San Stae brought this newly renovated loft apartment to life for award-winning regeneration company, Urban Splash.

Offsetting the industrial aesthetic with soft furnishings and accessories, we created moments of calm and reflection in the living areas, bedrooms and lobbies.

True to our word, artworks were sourced locally and featured beautiful glazed ceramics from Gaea Nayo and prints from Andrew Kalman.

Red brick building with large multi-pane windows and black doors, located on a city street with sidewalk and street signs.
A kitchen countertop with cutting boards, a potted plant, and oil bottles, with a Siemens microwave oven above.
A ceramic vase with a textured, earthy glaze holds a white, fluffy flower with two green leaves, placed on a black circular table against a beige brick wall.
Modern kitchen with blue cabinets, a stainless steel sink, wooden utensils hanging on a gold rail, and various pots, plants, and a loaf of bread on the counter.
A bedroom with a bed, orange pillows, a blanket, a potted plant near a large window, an exposed brick wall, a black chimney pipe, and a small bedside table with a cup and a lamp.

“From the moment I stumbled upon Derwent House through a Google ad, I was captivated by its stunning interior design. The blend of old brick walls, large glass windows, and a decor that preserves the building’s charm is truly breathtaking. The striking industrial lighting in the kitchen and meticulous attention to every detail showcases exceptional interior design talent. I was so impressed, I eagerly navigated numerous hurdles to secure a one-bedroom apartment, initiating contact with the developer who then connected me with the current owners.”

Interior view of a modern stairwell with black spiral staircase, exposed brick wall, large windows, white walls, and wooden flooring.
Modern bathroom with a minimal black-framed mirror, small white sink with black legs, black faucet, and black storage shelf with folded black and white towel underneath. Potted plant on mirror shelf, soap dispenser, and small container with brushes on sink. Bathroom door partly visible to the left, toilet to the right, and window with a view of a staircase railing in the reflection.
Looking into a bright bedroom from a doorway, with a sloped ceiling, a skylight, a bed with white bedding, a small rug, and a knitted ottoman.
